NOTICE OF PUBLIC HEARING ON THE ADOPTION OF AMENDMENTS TO CHAPTER 165D.01, 165D.02, AND 165D.03 OF THE ZONING ORDINANCES IN SERGEANT BLUFF, IA (02/24/26)

You are hereby notified that the Planning & Zoning Commission will hold a Public Hearing at 6:00 p.m. on Tuesday, April 7, 2026, in the City Hall Council Chambers, 501 4th Street, Sergeant Bluff, IA, to hear public comments on proposed amendments to Chapter 165D.01 (Home Occupations and Home Based Businesses in Residential Districts), Chapter 165D.02 (Home Occupations and Home Based Businesses within the AR District) and Chapter 165D.03 (Wireless Communications Towers).

The proposed changes include

Amending 165D.01(Home Occupations and Home-Based Businesses in Residential Districts) to amend, replace, or add sections which will include the following:

Amending 165D.02 (Home-Based Trade Businesses in Residential Districts) to amend, replace, or add sections which will include the following:

• Equipment, Vehicle, and Trailer Standards

• Accessory Building Use

• Screening Requirements

• Parking Requirements

• Enforcement and Revocation

• Appeals

• Nontransferable

• Existing Businesses

Amending 165D.03 (Wireless Communication Facilities) to amend, replace, or add sections which will include the following:

• Purpose and Intent

• Definitions

• Engineering and Construction Standards

• Approval Authority

• General Development Standards

• Public Right-of-Way Standards (Safety and Infrastructure)

• Lighting, Security, and Appearance

• Airport Overlay and FAA/FCC Compliance

• Inspection and Maintenance
