Notice of Public Hearing - Vacation of Cemetery Road from the South Lewis Boulevard right-of-way to Woodbury Township Cemetery

Notice is hereby given that the City Council of the City of Sergeant Bluff, Iowa, will conduct a public hearing on Tuesday, July 22, 2025 at 5:30 p.m. in the City Council Chambers, to consider the vacation of Cemetery Road from the South Lewis Boulevard right-of-way to Woodbury Township Cemetery. Cemetery Road is legally described as:

The Center 22.00 feet of the following described parcel:  Part of the N.W.1/4 of the S.E.1/4 of Section 30, Township 88 North, Range 47 West of the 5th Principal Me-ridian, Woodbury County, Iowa, described as follows: Commencing at the N.W. corner of said N.W.1/4 of the S.E. 1/4; thence N.89°19'55"E. along the Northline of said N.W.1/4 of the S.E.1/4 for 832.16 feet to the point of beginning; thence con-tinuing N.89°19'55"E. along said Northline for 60.01 feet; thence S.0°36'46"W. for 154.58 feet; thence S.76°42'35"W. for 347.73 feet; thence Southwesterly along a 120.00 foot radius curve concave Southeasterly for 31.74 feet, said curve having a chord bearing of S.69°07'57"W. and a chord length of 31.65 feet; thence S.61°33'19"W. for 195.27 feet to the Easterly right of way line of So. Lewis Boule-vard (Old Highway #75); thence N.28°26'41"W. along said right of way line for 60.00 feet; thence N.61°33'19"E. for 195.27 feet; thence Northeasterly along a 180.00 foot radius curve concave Southeasterly for 47.61 feet, said curve having a chord bearing of N.69°07'57"E. and a chord length of 47.47 feet; thence N.76°42'35"E. for 300.77 feet; thence N.0°36'46"E. for 106.28 feet to the point of beginning. Said center 22.00 feet contains 0.348 acres.

NOTE: The Westline of the S.W.1/4 of the N.E.1/4 of said Section 30 is assumed to bear N.0°00'00"E.

The City has entered into a Property Exchange Agreement with Sioux City Brick & Tile LLC which includes construction of an alternate public access to Woodbury Township Cemetery from the South Ridge Road right-of-way, including easement for continued use of Cemetery Road for the period needed for construction of the alternate access. The City is ready to begin construction of the alternate access and to proceed with vacation of Ceme-tery Road and transfer by City Deed of the parcel to Sioux City Brick & Tile LLC as the adjoining property owner. 

Any and all residents and interested property owners are invited and encouraged to attend this hearing at the time and place mentioned above and to submit comments either orally, in writing or both.
